Available single family detached housing remains tight in Pleasant Hill, we did see a few more homes come on to the market this week but not nearly what we should be seeing this late into spring. Pleasant Hill had 11 new listings make their debut this week with 4 going under contract. The total active listing count for Pleasant Hill is now 28 up 1 from the previous week. The lowest price home now sits at $625,000 while the high remained at $1,499,000. Inventory for Condos and Townhomes are not faring any better. Only 1 new listing this week and 0 going pending. The lowest price remained unchanged from last week at $325,000 and the high remained unchanged also sitting at $599,990. Inventory “jumped” from 4 to 5. We are definitely in a Seller’s Market!!!
Housing (single family detached) in Martinez is also very tight, inventory still remains seasonally low and new listing aren’t exactly forthcoming. New listings this week numbered 16 while this week’s pending was 15 for a net gain of 1. Current active inventory is at 61 available properties. The low and the high remain unchanged from last week at $288,000 for the low and $2,600,000 for the high. Martinez condos and townhomes tell the same story with 4 new listings this week and 2 going pending. Inventory sits at 12 with a low of $274,000 and a high of $599,880.
All in all, the market has not changed much from last week, there are fewer homes for sale at this time than in previous years. As the available homes on the market continue to get multiple offers and prices creep up we should see a bump in inventory going into the summer.
