Online valuation tools such as Zillow or Trulia are fine if you're interested
in a ball park figure of what  your home is worth. Online websites use
millions of transactions filtered through an algorithm to determine your
home's value. I do every valuation the old fashion way, by digging in to and
sifting through the data to find the most recent, closest and similar comparable
properties in your neighborhood. I can even physically view the property if
you wish. I know the neighborhoods and the area, I know how the local market
is trending. Online tools can't do that!
